How long does the review of my documents take?
In general, this does not take longer than five working days. However, this does depend on the number of responses to a property. Once all documents have been reviewed, the real estate agent will inform you further. It may be that an additional document is required.
Is everything in order? Then congratulations are in place! You are the new resident of your future home. In that case, the real estate agent will contact you (often by phone).
How does the viewing work?
After completing the Rent Calculator, the letting agent will contact you. If your profile is eligible, you will be invited for a viewing or open house.
A viewing is one-on-one, whereas at an open house multiple candidates are invited to attend. During the viewing or the open house you will be given the a18> opportunity to walk through the house at your convenience, ask questions about a26> ask, and get an impression of the surroundings. Make sure to take advantage of the opportunity to ask inquire about the parking, the additional costs (such as service and/or heating costs), and the intended moving date.
After the viewing, you will be asked if you want to rent the property. If so, you can immediately start uploading the Rental File. Please note that allocation is always subject to a positive assessment of the file and, of course, availability.
It is not necessary to upload a viewing document in advance.
How does the Rent Calculator work?
For each property on Wonen.nu, you will find a link to our Rent Calculator. Here, you can quickly and easily calculate the rental amount you qualify for. With your permission, your details will then be sent to the letting agent. They will review whether your profile is eligible and will contact you afterwards.
If you are invited for a viewing and would like to rent the property, you will receive login details for the Rental File, where you can upload your documents.
How does the Rental File work?
After you have viewed a property, you will be invited to complete the Rental File on Wonen.nu. In this secure environment, protected with two‑factor authentication, you can upload the required documents in several steps. Think of a copy of your ID, a payslip, an employer’s statement, etc.
Once you have completed all the steps and uploaded the requested documents, click the ‘I’m ready’ button. The real estate agent will receive a notification immediately and will start reviewing your documents. This assessment is very important to us, because we want to be sure that we select the best possible tenant. But it is also in your own interest; a home (and the associated housing costs) must fit within your personal financial situation.
Is the Rent Calculator mandatory?
It is not mandatory to complete the Rent Calculator, but it is the fastest way to qualify for a property. The real estate agent immediately gains a clear understanding of your situation and can quickly assess whether your profile is eligible. This also eliminates the need for an extensive intake.
If you do not want to or cannot complete the Rent Calculator, please contact the real estate agent. They can also process your information manually. Please note that this will result in a longer processing time.
How do you handle my personal data?
Once you have fully completed the Rent Calculator, we store your data and share it (with your permission) with the real estate agent. If you do not rent a property through us, we delete this information. If you do proceed to rent a property, we only retain the data relevant for the rental period (such as your name and contact details). All documents you provide are deleted in both cases. Your personal data is always stored on a secure location, with two-factor always enabled and required.
Who is behind Wonen.nu?
Wonen.nu is an initiative of Woonhave B.V., based in Rotterdam. All homes listed on the platform are owned by Woonhave. Apart from the letting agent, there are no intermediaries involved. We do not ‘scrape’ properties from third parties.
Are there any enrollment/registration fees or administrative costs?
No, when renting a home through Wonen.nu you do not pay any enrollment, registration, or administration fees. Responding to listings is free. If you actually proceed to rent a home, you will of course pay the first month’s rent in advance and a security deposit of at least one month’s rent.
Is the Rental File mandatory?
We handle your personal data with great care and take this very seriously. That is why it is mandatory to upload all your documents in our secure environment. It is not possible to send documents by email; this will not be accepted, primarily for security reasons.
If you have (limited) access to the internet, please contact the real estate agent. They can assist you with uploading your documents.
Who owns the properties you offer?
The properties listed on this website are all owned by Woonhave. Some homes are leased out directly by Woonhave, while in other cases a real estate agent is involved. Renting a home from Woonhave is only possible through Wonen.nu.
